This is based on experience, i.e. on mistakes we made  :blushing: :

Let a qualified builder inspect the house. This is money well spent.

Try to find out what the neighbours are like.
In our case, they were ready to sue us before they even knew what we were planning to do - they wanted to make sure that the new corrugated iron roof would not be silver "because they would be blinded by the glare" (we had already decided on dark blue Colorbond).
The house is on a slope, and we had to reinforce a garden wall close to the neighbours. They alerted the heritage authority because they suspected that on their side was a "heritage species" of shrub, and the reinforcement works would damage its roots. The shrub turned out not to be "heritage", and it would not suffer from the construction works. But by the time the council found time to look at their complaint, the renovation had been delayed for weeks.

Don't trust the plans submitted by the real estate agent. We did, and only much later we found out that the land registry's plans showed that parts of the house were built on council land. Fortunately, the council couldn't care less; back in the day when the village was built no exact plans existed, and most houses have a corner built on what is now council land.
